• Age and Weathering: Traditional mortar typically lasts 20 to 25 years. Flexible pointing compounds have a lifespan of 10-15 years before they degrade from UV exposure and weathering.
• Corroded Fixings: Rusting metal clips or nails can allow the ridge caps to lift during high winds.
• Poor Installation: Applying pointing compound too thickly (more than 5 mm) or applying it over wet, dusty mortar leads to poor adhesion and premature cracking.

When Repairs Are Enough vs When Restoration Is Needed
